WHY BUYING A NEW ROOF IS NOT ALWAYS THE SOLUTION - WHAT ROOFING CONTRACTORS DON'T WANT YOU TO KNOW!

ROOF RE-SEALING

Want to extend the life of your roof? Sure, who doesn’t. But in day-to-day life, your roof surface is exposed to sun and rain, wind and weather, storms and ice—and it’s hard to withstand the elements day in and day out without suffering a little wear and tear. While a typical roof can go sometimes go as much as 20 years without a full replacement, storms and sun can definitely cause damage, and you know what damage leads to: leaks!

Affinity Remodeling and Repairs also offer roof resealing services, where many roofing companies don’t, they would rather sell you a new roof. We know that a new roof is one of the largest expenses to a homeowner. Many times, a new roof is purchased due to broken roof or shingle seals. Although, the shingles may still have 70-80% life left, but if the seals are broken, they will not shed water properly and can cause major damages to the home. As a results homeowners purchase a new roof as they are not aware that a roof resealing can be done.

Most roofers prefer to sell new roof packages as it brings the most revenue and profit. Here at Affinity Remodeling and Repairs, we feel that homeowners should be able to extend the life of their roof and save unexpected new roofing cost through roof resealing. A new roof can easily cost $10K-$20K or in some cases over $30K. Roof resealing cost a fraction compared to a brand-new roof and could extend the life of the roof from 5-10yrs, allowing the homeowner to financially prepare for a new roof at a later time instead of being convinced to buy a new roof unexpectedly.

Based on the age of the roof and the extent of its damage, we will discuss your roof repair and roof re-sealing options. We will help you find the best possible solution to your roofing issues.

HOW ROOF RE-SEALING WORKS?

Roof sealants are added to your roof to extend its life expectancy. Sealing a roof provides an extra layer of protective coating that can help prolong damage from extreme climates and other outdoor elements. Sealants are especially useful for roof types that collect water, snow, ice and other debris. It can be used on most roof types as they age to protect from long term damage.

Once applied, the sealant takes the brunt force from the sun, rain, snow, and ice, and not your roof’s shingles. In addition, roof sealants can make your roof a little more fire-resistant, and prevent the growth of mold and algae.

Sealants and coatings need to be applied by professional roof contractors who have experience applying them. For instance, a novice roofer may leave pinhole-sized openings in the coating which, believe it or not, are often enough to cause leaks and other issues.

So, in a word, hiring a quality roof installer is vital.

How Much Does it Cost to Seal a Roof?

The cost to seal a roof will depend on the size of your roof and the type of roof sealant or coating that you choose. On average homeowners will pay around $979-$1,250 to seal a roof. That's better than paying for a Brand New roof prematurely on average $12K-$15K due to uninformed decision. At the very least, it could extend the life of your roof between 5-8-10 years allowing you to be more prepared to eventually purchase a new roof.

Benefits of Roof Coating Sealants

Roof sealants don’t serve just one purpose—there are a handful of benefits you can get, depending, of course, on the type of sealing you choose. Here’s  a rundown list of benefits from Re-Sealing your roof.

  • Waterproof and Protect Roof Surfaces. We’ve talked a lot already about how roof sealants serve as a waterproof coating over a number of different roof surfaces. Elastomeric (i.e. rubber) and silicone roof sealants form a protective seal over your roof—and the best kinds will be breathable as well, to allow moisture from household activities—like cooking and showering—to escape through your roof. Many manufacturers claim using their products can extend your roof’s life by several years or more.

  • UV Protection. Sitting out in the sun all day long can be tough on your roof—particularly if you have asphalt shingles. Ultraviolet rays cause molecular changes in the shingles, and eventually, that leads to curling and degradation. Some roofing materials contain reflective materials to limit this problem, but another way to do it is with a good roof sealant. Reflective elastomeric roof coatings can prevent UV damage, according to some roofing professionals.

  • Increased Fire-Resistance. In some cases, roof sealants can also act as fire-retardants for your roof.

  • Prevent Mold Growth. Asphalt Shingles  roofing have a fairly low permeability, which means they don’t stay moist—or allow harmful microorganisms like mold and algae to flourish. That’s a huge benefit if you live in a damp area where mold threats are high.

  • Reduce Heat on Your Roof and Reduce Cooling Costs.

The most important thing is to pick a pro who knows their way around roof sealants. They can pick out a quality product they’ve used before. For a professional roof sealing, expect to spend an average of $1000—but for an extra 5-10 years on your roof, that’s a small price to pay!
